MNOTES The Word That Must Not Be Spoken I n a housing market defined by inventory shortages, shrinking lender profit margins, and decreasing origination volumes, lend- ers may have to look outside the box to grow their businesses with interested and able homebuyers. Motivated and savvy lenders have their eye on nontraditional borrowers and may be dipping into the—dare we say it?—"nonprime" market. This month, we explore new avenues for lenders in today's unconventional market. Our cover story "Lenders, Have You Met These Homebuyers?" examines how millennials, those working in the increasingly popular gig economy, and even those with low or no credit scores can enter the housing market. We explore new products for these types of borrowers and ways to work with them effectively. Another population that has been precluded from the housing market is the credit invisible. In "Combatting Credit Invisibility," Tom Gillen distinguishes between those with low credit scores and those with no credit scores and argues that those with little or no credit should not be disregarded when it comes to the mortgage- loan market. While the industry is working hard to find a place for unconventional borrowers, a group of industry leaders has come together specifically to meet the needs of our nation's veterans. One of the key goals of The Veterans Financial Services Advisory Council is to provide homes for at least 20 veterans per year, as discussed in our article "Soldiering On." Lastly, in "Opting for Optimization," Jennifer D. McGuinness tells us why we should "let fintech take the wheel" with a breakdown of how fintech offerings fit into each segment of the mortgage market. With lessons from the past close at hand, it may finally be time to step cautiously outside the box of the qualified mortgage and stray from the old ways of assessing borrower credit to meet the needs of a growing population of potential borrowers that doesn't quite fit the former status quo.
