A new study by Redfin shows that homeseek- ers looking to stretch their money as far as possible should now be beginning to see a bit of relief as the amount of affordable homes on the market jumped 13% over last year. According to Redfin Economist Lily Katz, many Americans who own low-cost affordable homes are putting them on the market after their mortgage forbearance programs end. "The end of forbearance has forced many lower-income Americans to put their homes up for sale and become renters," Redfin Chief Economist Daryl Fairweather said. "This has caused the number of affordable homes on the market to surge, help- ing replenish inventory amid an acute housing shortage. It's a rain storm after a long drought, but the drought isn't over yet." Redfin's analysis broke up all U.S. residential properties into five price tiers: most affordable, affordable, mid-priced, expensive, and luxury. The most affordable and luxury tiers represented the bottom 5% and top 5% of houses, while the middle three tiers were equally sized at 30% each in their respective percentile. The report found that the number of homes in the most affordable category jumped by 13% last quarter while the num- ber of homes in the affordable category rose by 1.6%, a record pace. However, homes in the most expensive three categories all dropped by double digits num- bers—for example, luxury homes dropped 21.2%, the most among the three. "Housing supply in both the most affordable and affordable price tiers remains below historic levels despite the recent record in- crease," wrote Katz in the report. "There were 78,000 active listings in the most affordable tier during the third quarter, compared with more than 100,000 during each of the same periods from 2013 through 2016. In the luxury price tier, there were 158,000 active listings in the third quarter, the fourth-lowest level on record." "The luxury market remains strong, but is past its pandemic peak," Fairweather said. "Now that life is somewhat back to normal and travel restrictions have been lifted, many affluent Americans are opting to spend their money on things other than housing." New listings for the most af- fordable homes during the quarter were also on the rise during the last quarter. New listings rose 32.2% in the most affordable category; 16.2% in the affordable category; 1.5% for the mid-priced tier; but fell 3.9% and 4.3% in the expensive and luxury categories. No matter the price, houses are selling at a faster clip than last year. Houses in the most affordable category now sell within an aver- age of 24 days, down from 37 days from this time last year. Houses in the affordable category sold within 18, down from 29 days; mid-priced sold within 16 days, down from 28; expensive homes sold within 19 days, down from 36; and luxury homes sold within 30 days, down from 60 days. The study also determined a median sale price of each category. The prices by category were: most affordable: $126,500; affordable: $210,000; mid-priced: $300,000; expensive: $460,000; and luxury: $990,000.
