MDWELL Pricing Pushes Back in Most Metro Areas Findings from the current S&P/Case-Shiller Home Price Indices showed a nationwide drop in pricing, but a small number of major metropolitan regions fared more favorably. PHOENIX, ARIZONA STATISTICS: Ranking by Month-Over- Month Change: 1 Month-Over-Month Change [SA]: +1.4 Month-Over-Month Change [NSA]: +0.8 Index Level: 101.91 Year-Over-Year Change: -1.2 FAST FACTS: Phoenix, along with Miami, was one of only two areas to record a month-over- month increase between November and December 2011. According to index numbers, home pricing in Phoenix remains near levels recorded more than a decade ago, during January 2000. HOT PROPERTY: Neoclassical estate in Phoenix's sought-after Camelback area; 5333 E. Palomino Road. The enormous property features a 13,000-square-foot home on 1.2 acres. Priced at $1.7 million, the house has been on the market for more than 60 days. MIAMI, FLORIDA STATISTICS: Ranking by Month-Over- Month Change: 2 Month-Over-Month Change [SA]: +0.2 Month-Over-Month Change [NSA]: +0.2 Index Level: 137.70 Year-Over-Year Change: -3.8 FAST FACTS: Miami, along with Phoenix, was one of only two areas to record a month-over- month increase between November and December 2011. Between October and November of last year, Miami's index level dropped by 0.8 percent on a seasonally adjusted basis. HOT PROPERTY: Ultra modern home located on San Marco Island; 1374 S. Venetian Way. The palatial property features seven bedrooms and eight and a half bathrooms in 10,500 square feet, and the house boasts downtown and waterway views. Between October and November of last year, Tampa's index level declined by 0.7 percent on a seasonally adjusted basis. HOT PROPERTY: Spanish-inspired villa located in Tampa's Parkland Estates area; 3107 W. Fountain Blvd. The luxury home has four bedrooms and 3.5 bathrooms in 4,449 square feet. Priced at $1.1 million, the property has been on the market for under 30 days. DALLAS, TEXAS STATISTICS: Ranking by Month-Over- Month Change: 4 Month-Over-Month Change [SA]: +0.2 Month-Over-Month Change [NSA]: -0.7 Index Level: 113.22 Year-Over-Year Change: -1.3 FAST FACTS: Between October and November of last year, Dallas' index level declined by 0.3 percent on a seasonally adjusted basis. On a non-seasonally adjusted basis, Dallas' index levels dropped by 1.3 percent during the same period. HOT PROPERTY: Classic English estate in Dallas' Preston Hollow neighborhood; 4340 Williamsburg Road. The property features a 3,972-square-foot home on nearly half an acre. Priced at $1.29 million, the house has been on the market for less than 30 days. PORTLAND, OREGON STATISTICS: Ranking by Month-Over- Month Change: 5 Month-Over-Month Change [SA]: +0.1 Month-Over-Month Change [NSA]: -0.4 Index Level: 132.76 Year-Over-Year Change: -4 FAST FACTS: Between October and November of last year, Portland's index level declined by 1.1 percent on a seasonally adjusted basis. On a non-seasonally adjusted basis, Portland's index levels dropped by 1.6 percent during the same period. HOT PROPERTY: Charming cottage-style home in Portland's Hillside community; 227 N.W. Seblar Drive. The house boasts three bedrooms and two and a half bathrooms in 3,224 square feet, and the property is within walking distance of city attractions and trails. Priced at $725,000, the home has been on the market for just less than 30 days. SURVEY INFORMATION: The S&P/Case-Shiller National U.S. Home Price Index tracks the value of single-family housing within the United States. The index is a composite of single-family home price indices for the nine U.S. Census divisions and is calculated quarterly. The S&P/Case-Shiller Composite of 10 Home Price Index is a value-weighted average of the 10 original metro area indices. The S&P/Case-Shiller Composite of 20 Home Price Index is a value-weighted average of the 20 metro area indices. The indices have a base value of 100 in January 2000; thus, for example, a current index value of 150 translates to a 50% appreciation rate since January 2000 for a typical home located within the subject market.
