64 | TH E M R EP O RT FINAL THOUGHTS Eyes on the Horizon From the potential pitfalls of purchasing a home without a traditional down payment to recommendations that the industry better prepare for future climate-related natural disasters, one common theme in many of this month's commentary is keeping a watchful eye on the future. Here's what has people talking. "underwater" Zillow Senior Economist Aaron Terrazas warning that borrowers who pursue mortgage options requiring less than a 20 percent down payment could find themselves in trouble down the road. "leaving money on the table" Robert Bartlett, co-author of a University of California, Berkeley, study entitled "Consumer-Lending Discrimination in the Era of Fintech," observing that lenders are underserving black and Latino borrowers. "We're not ready." Ed Delgado, President and CEO, Five Star Institute, speaking with CNBC's Diana Olick, warning that the industry is not prepared for the scope of potential upcoming climate-related disasters. "the biggest surprise" Genworth's Chief Economist Tian Liu, noting that the number of first-time homebuyers increased 17 percent year-over-year despite an overall moderate slowdown in the housing market. "take stock" Peter Bell, President and CEO, National Reverse Mortgage Lenders Association, advising homeowners to take a close inventory of their assets, including housing wealth, in advance of a potential recession on the horizon.
